An exclusive conversation with Jasper Chuang, CEO of ComboWit Properties 

From Taiwan to Cambodia: A Journey of Strategic Growth 

ComboWit's story began in 1987 in Taiwan, where the company established its foundation by investing in Sweeten Real Estate Development. Through methodical expansion and a reputation for quality construction, it became recognised as a leading developer of residential and industrial projects, before its public listing in 2004(TPE:5205).

“Our experience across Asian markets has provided insights that many Western developers might lack,” says Jasper Chuang, who comes from 10 years in Asian real estate and a decade on the ground in Cambodia.

“We've seen how infrastructure investments transform property values in developing economies. We've witnessed how regulatory frameworks evolve. Most importantly, we've learned how to time market entry,” he notes.

When ComboWit first explored Cambodia in 2010, it wasn't an impulsive decision. "We conducted 7 years of comprehensive market analysis before making our first investment," Jasper explains.

The decision was driven by indicators predictive of potential – strategic infrastructure development, favorable demographic trends and economic policies designed to attract quality foreign investment."

The company moved cautiously, establishing factory rental facilities in 2017 to test operational capabilities before formally launching ComboWit Properties Cambodia in 2019.

“What you're witnessing is a market inflection point similar to Taiwan in the early 1990s and Vietnam a decade ago,” says Jasper.

“The economic fundamentals are compelling – projected 5-6.6% GDP growth, a young demographic advantage with 65% under 35, and infrastructure investments exceeding $8 billion over the past five years,” he explains.

“Cambodia represents an opportunity for investors who've watched neighbouring markets mature beyond accessible entry points—a chance to participate in the early stages of a region with established growth patterns.”

Why Cambodia? 

The investment case is supported by quantifiable metrics: “Current property values here offer 30-40% upside compared to comparable locations in Bangkok or Ho Chi Minh City,” notes Jasper.

“Foreign investors benefit from three critical advantages here that no longer exist in most Asian growth markets: 100% foreign ownership rights, a US dollar-based economy eliminating currency risk, and entry points in a market at just 15-20% of its maturation potential.”

Jasper's insights stem from his multidisciplinary background – an engineering degree from National Tsing Hua University, a master’s in finance from the US and hands-on experience from his family's real estate business, allowing him to evaluate Cambodia's potential through both analytical and practical lenses.

The Future 30 & Champuvoin Garden: A complete ecosystem 

The Future 30, launching in 2025 along Xi Jinping Boulevard, exemplifies what Jasper calls “forward-compatible development” – a vision designed to anticipate future market evolution.

“These aren't conventional shophouses,” Jasper emphasises, referencing architectural plans for the 94-unit commercial community. “What sets them apart is a thoughtful design that addresses the common pain points we've observed across Southeast Asian commercial developments.”

“We've integrated 30-metre road frontage for visibility and brand presence, 20-metre sidewalks to address accessibility considerations and adaptable open-ground floors with 5-metre clearance heights designed for flexibility that can evolve business needs over decades, not just years.”

Just minutes away, Champuvoin Garden will appear as a modern community mall, positioned as the final major commercial center along the route connecting Phnom Penh to Sihanoukville. Open in the summer of 2025, it’s designed with a markedly different approach from standard Southeast Asian retail developments.

“Rather than maximising built density, we've dedicated 40% of the total land area to landscaped spaces," says Jasper. “This creates a community gathering place that prioritises user experience — encourages longer visits and, ultimately, more sustainable commercial activity.”

The strategic location of both projects aligns with national infrastructure priorities. Former Prime Minister Samdech Techo Hun Sen, now President of the Senate, emphasised the corridor's importance: “The Road will not only reduce traffic congestion in the city but also contribute to promoting trade, investment, logistics and tourism, so people will greatly benefit from it.”

For those considering Cambodia, Jasper’s message is clear: timing is everything. “Right now, Cambodia offers an unparalleled mix of affordability and growth potential. Significant infrastructure investments create new development corridors, yet the pricing has not reflected the future values.”

“We're seeing entry points at $1,000-2,000 per square meter for prime commercial property that would command $5,000-7,000 in comparable Bangkok or Ho Chi Minh City locations.”

This window, however, is narrowing. “Institutional capital has begun recognising the opportunity,” Jasper observes.

“Over the past 24 months, we've noted Singapore REITs and Japanese development funds making initial acquisitions. Based on patterns we've observed in other markets, this institutional interest often precedes broader market attention.”

As our conversation concludes, Jasper's genuine enthusiasm for Cambodia's potential remains evident. “The key consideration is partnering with developers who not only understand the market dynamics but can deliver international standards while navigating local complexities,” he suggests.
